Project brand and district brand: name, appearance and the ground floor.
A project brand gives a building or a quarter a name, a stance and an appearance before the first lease is signed. For developers and portfolio holders in Berlin I do the brand, the marketing website and what agencies leave out: the concept for the ground floor, with operator, brand and operations. I built such a ground floor myself and run it.
Berlin builds and markets.
In 2026 several large Berlin projects went into marketing: a mixed-use project in the Europacity with housing, offices and ground-floor gastronomy, an office complex in the City West being re-marketed, a residential quarter in Marzahn with 8,000 square metres of ground-floor space, a quarter in Lichterfelde with 2,700 homes. Each needs a name, a website and tenants for the ground floor.
At the same time, according to JLL, more than 1.98 million square metres of office space stand empty. Older buildings need a new story to be let again.
What I do differently.
Real estate marketing agencies deliver naming, brochure and website. I do that too. Added is what I know from my own business: a ground floor is not let through a rendering but through a concept an operator can carry. I turned Honey Lou from an empty shell into a place that carries over 200 events a year. That experience goes into concept, operator search and brand.
And with me the website is built from the start so that Google and AI engines take the project as a source: units, addresses, availability as structured data, not as a PDF.

- What does a project brand cost?
- Fixed price by scope: positioning and name, identity, website, ground-floor concept are separate steps with separate prices. You know all of them before the start.
- From which project size is it worth it?
- From a building with several tenants or a ground floor an operator is supposed to fill. For a single property the property page on the company website is usually enough.
- Do you also do the operator search?
- The concept and the operator profile, yes. Approaching operators together with you or your broker.
- Do you work with architects?
- Yes. The brand has to fit the building, and the ground-floor planning the operation. I sit at the table as soon as floor plans emerge.
