Real estate website and leasing portal, built and run.
A real estate website that shows properties, services and contacts in a way Google and AI engines can read, and a leasing portal through which portfolio holders let their space directly. I design, build and run both for property companies in Berlin: design, code, admin, hosting, from one person.
What a real estate website has to do today.
It serves three readers: the tenant or owner looking for a property or a manager; Google, which indexes property pages with address, size and price; and the AI engines, which build their answers from structured data and clear passages. Most real estate websites serve none of the three: properties sit in PDFs, services in phrases, addresses in images.
I build websites with property pages fed from an own admin, with structured data for every property, location and service, and with a design that fits the portfolio, not a template.
The leasing portal.
According to JLL, Berlin had an office vacancy rate of 8.6 percent in July 2026, with more than 1.98 million square metres empty. Owners with their own stock depend on portals and brokers. An own leasing portal shows the space directly from the owner, with floor plans, energy certificates, availability and an inquiry path, and is read by Google and AI engines as a source.
For Nicolas Berggruen Holdings I built exactly that: nbh.immo, with offices, retail, studios and warehouses in Berlin and a protected admin in which the team maintains properties and units itself.
From one person.
Design, frontend, admin, database, hosting on EU servers, operation. No agency chain, no handover. The code belongs to you, the data stays with you, and I remain after go-live for operation and changes.

Questions
- What does a real estate website cost?
- A fixed price based on the page plan. Comparable custom portals with admin are offered in Germany in the five-figure range. You get the price in writing before the start, operation as a monthly amount.
- WordPress or custom development?
- Custom development on Next.js with an own admin. No plugins, no licence dependency, no security holes from third-party modules. The team maintains properties in an interface that does only what it needs.
- Can we import properties from our software?
- Yes. Import from exports or interfaces of the common management software, or maintenance directly in the own admin.
- Who hosts and who owns the code?
- Hosting on servers in the EU, in your account or in my operation. Code and data belong to you.
- How fast is a website live?
- A website with property pages and admin usually within weeks after the page plan is approved.
