Property management software exists off the shelf, and for accounting, service charges and condominium administration it is right. What is missing are the tools next to it: inquiry intake, owner portal, rounds, handovers, contractor control. I build these tools individually for management companies in Berlin and connect them to the software you already have.
Why not everything from one system.
According to the VDIV industry barometer 2026, 77 percent of management companies want to automate internal processes. The big systems cover accounting, but every company has three to five processes that run next to it in emails, Excel and phone calls. That is where the overload comes from.
A custom tool takes over one of these processes completely, with an interface for team, owners and contractors, and hands the result back to the system. No software change, no data migration.
